Most people who call about an addition are really asking one question: where do we put the room we don't have? Sometimes the honest answer is that the house needs to grow. Just as often, the square footage is already there — it's chopped into hallways, sealed off from the yard, or tied up in a formal room nobody has sat in for years. Before you commit to a build-out, it's worth knowing which situation you're in. That's what the first visit is for.
Rethinking Space Before You Build Out
In this climate, the cheapest extra room is usually the patio. Swap a standard slider for an accordion or folding glass wall and the living room and the backyard stop being two separate places — you gain a second living area for eight months of the year without touching the roofline. Pair that with a built-out patio, an outdoor kitchen, or a shaded pergola and the footprint of daily life doubles.
Inside, we take the same approach. Pulling a wall between a closed kitchen and a dining room, reworking a layout around new flooring and custom built-ins, or rebuilding a fireplace surround so the furniture finally works often does more for how a home feels than adding floor area would. We'll tell you plainly which option makes sense for your house and which one we think is money wasted.

The Six Things We Design and Build
Everything we take on falls into one of these six categories. If what you want sits outside them, we'll say so up front rather than learn it halfway through.
- Kitchen Remodeling — custom kitchens built from the ground up, including cabinetry, countertops and layout changes.
- Bathroom Remodeling — walk-in shower conversions, vanity upgrades and full spa-inspired redesigns of dated bathrooms.
- Living Room Renovation — layout updates, new flooring, custom built-ins and fireplace surrounds.
- Sliding & Accordion Door Wall Systems — custom folding door systems, sliding glass walls and accordion wall openings.
- Backyard, Patio & Pool Design — pool installations, outdoor kitchens, hardscaping, pergolas and complete backyard transformations.
- Architectural Design & Project Management — in-house AutoCAD drafting, 3D renderings, floor plan development and permitting.
From First Measurement to Final Walkthrough
- We walk the property and measure — rooms, openings, ceiling heights, the yard, and where the structure and utilities actually run.
- We draft your floor plan in AutoCAD, including any structural changes an opening or build-out would require.
- You see the 3D renderings and sign off on the layout before anyone picks up a demolition tool.
- We pull the permits and handle the inspections your city requires.
- We build, keeping you updated as each phase closes out.
- We walk the finished space with you and fix anything on your list before we call it done.
That design step is the one people underestimate. Seeing a rendering of a glass wall where your old slider is, or a reworked floor plan at scale, changes decisions — and changing a drawing costs nothing compared to changing framing.
We prioritize client communication to seamlessly bring their vision to life.
