In most Scottsdale houses, the garage is the largest unfinished room under the roof. It already has a slab, a roof, and three finished walls — which is why converting one is usually less disruptive than building out. The real work is in the details: insulating walls that were never meant to be lived behind, getting the floor level and conditioned, moving electrical, and designing an opening that looks like it was always part of the house rather than a door that got filled in.

What Goes Into the Plan

Every conversion starts on paper before it starts on the slab. Here is the order we work in:

  1. We walk the property and measure the garage — slab height, header height, ceiling structure, and where the panel and water lines sit.
  2. We draft the conversion in AutoCAD: floor plan, wall locations, door and window openings, outlets and lighting.
  3. You see the 3D renderings, so you know what the finished room looks like before anyone swings a hammer.
  4. We take the drawings through permitting with your city and, where it applies, your HOA.
  5. If you want the opening to stay open, we install a sliding glass wall or accordion door system in place of the old garage door.

Because the drafting, the renderings, and the project management all happen in-house, the person who drew the plan is the person answering your questions while the work is going on. Nothing gets handed off to a stranger halfway through.

Do I need a permit to convert my garage?

In most cases yes, because you are changing the use of the space and usually touching electrical and insulation. We handle the drawings and take them through permitting with your city, and through HOA review where that applies.

Can I keep part of the garage for storage or a workshop?

Often, yes. A partial conversion with a dividing wall is a common request. We work that out at the measuring stage so the finished room and the remaining garage both end up usable.

Will I see what it looks like before work starts?

You will. Everything is drafted in AutoCAD and we produce 3D renderings, so you can see layout, openings, and finishes before we begin construction.

What happens to the garage door opening?

Two options. We can frame and finish it so it matches the rest of the elevation, or we can install a sliding glass wall or accordion door system there if you want the room to open up.
